Introducing the new-to-market SHEDS4U ModPlex, a modular kitset brought to market in response to the government’s new regulations around making it much easier to build a “granny flat” of up to 60m2. ModPlex lets you build anything from a small home of this size to a family home, simply by adding modules in any direction!
Best of all, because it’s a kit, rather than getting a standard interior you get to appoint it exactly how it suits you – open plan, separate spaces, a mezzanine; it’s up to you and your requirements, and it’s a real game changer.
Want it luxurious? – go to town! Want it simple and cosy? – easy enough! Fit a log burner, skylights or anything that takes your fancy!

ModPlex is not a cheaper option – it’s a seriously thought-out, easy-to-assemble modular kit that uses materials that will give you years of use.
It’s fully enclosed in 0.40mm coloured steel, and the entrance is lined in vertical ship-lap cedar. There’s a 125mm coloured steel box gutter (does not include downpipes) and a sturdy 19mm thick plywood floor. Your kit also includes self-supporting white synthetic building paper to roof, a doubled glazed 2m x 2m ranchslider, 2 x double glazed triangle windows and 2 x double glazed 1.5m W x 1m H window. We also sell a lining & insulation pack – just ask us about it!
ModPlex allows you to choose between various widths of 2.4m, 3m, 3.6m and 4m as well as extend the length of the building in 2.4m increments. This flexibility means you can tailor your space quickly and efficiently with no compromising on style.
ModPlex units make ideal home gyms, studios, teenager retreats, guest houses, rental income units, garden rooms, workshops, pop-up retail or café spaces, remote holiday homes, yoga or meditation spaces, home classrooms, or even storage solutions.
It’s perfect for going off-grid too. Just add solar power on the 35° pitch roof, water collection tanks and a pump-out sewage tank, and you’re all set to live comfortably wherever you build your kit.
